I work at the intersection of design intent and commercial reality on major construction projects — the place where what was designed, what's being built, and what it's going to cost stop agreeing with each other. My background spans preconstruction estimating, procurement, project management, and commercial management across transit infrastructure, commercial buildings, and a range of other sectors. That breadth wasn’t a career plan — it came from repeatedly stepping into unfamiliar scope and closing knowledge gaps quickly enough to add real value.

Change Management

Change entitlement analysis, scope definition, and reconciliation of contractor proposals against independent cost estimates prepared on behalf of agencies. Negotiation to fair and reasonable resolution for added and deleted scope, with technical letter writing to defend estimates and recommendations.

Procurement

Long-lead equipment tracking, A/E fee analysis, bid leveling, and vendor negotiation. Procurement schedules built backwards from installation milestones to protect schedule. Review of subcontract invoices against agreed terms and conditions.

Project Controls

Estimating, claims resolution, cost management, and scheduling applied to measure performance against forecast and to manage commercial risk. Baseline-schedule review, monthly progress validation, independent cost reports against the capital plan, EAC forecasting, contingency-drawdown tracking, and certified-payroll audit.

Agentic Engineering

I build software that takes the manual work out of project controls — custom tools and AI-assisted, agentic workflows that automate the tedious, repetitive parts of the job: structured extraction from RFIs, submittals, and change proposals, dashboard generation without data entry, and inbox-to-workbook pipelines.
